Review before buying

From the first IM to the pricing and financing decision. You know which income is evidenced and which questions remain open.

Discuss your plans
01Check · fixed feeIM Check

Is a detailed review worthwhile?

We review the IM, rent roll and available documents for plausible income, initial risks and a defensible price range. The result is usually available within 48 hours. For clients who receive offers regularly, also available under a framework agreement. If you then commission the Acquisition Review, the fee is credited against it.

Brief assessment · initial risks · questions for the vendor · next review steps

02Review · project feeAcquisition Review

How much of the income actually holds up?

Leases with addenda, service charge statements, ledger entries and capex planning are brought together. You receive an evidenced net operating income (NOI) with a bridge from the IM, scenarios and a financing calculation. A brief is prepared for the technical surveyor, and the surveyor's findings are fed into the calculation.

03SupportNegotiation Support

What position do you take into the negotiation?

The opening bid, target price and ceiling are derived transparently. Each price lever is backed by evidence and a specific demand. We prepare points for the SPA as a checklist for your lawyer and recalculate offers during the negotiation meeting.

Review before selling

We identify in advance what the buyer's adviser will later use as a price lever. Prepare your documents, income and arguments for due diligence.

01Check · fixed feeBuyer's View Check

How does a buyer see your property?

We read the IM and rent roll as a buyer's adviser will. You learn where the adviser will challenge the figures, what income potential is apparent and which documents are missing. The result is usually available within 48 hours. If you then commission the Sale Preparation, the fee is credited against it.

Buyer challenges · initial income potential · missing documents · next steps

02Review · project feeSale Preparation from the Buyer's View

What will the buyer's adviser find?

We review the IM, rent roll and leases as the buyer's side will, and look for income potential such as indexation increases not yet applied, flat-rate charges or apportionment areas. Discrepancies can be corrected or explained before marketing begins. The data room is structured and the rent roll cleaned up.

03SupportSale Process Support

How can buyer queries be kept manageable?

On request, prospective buyers receive their own access to an interactive model with sources. We answer questions from the buyer's side with a source reference, and documents supplied later are incorporated.

Frequently asked
questions

A clear framework is part of working together.

Write to us
How do we start?

With a 30-minute initial consultation, free of charge, by telephone or video. You describe your plans; we tell you which service fits, what it costs and which documents we need. If a review is not worthwhile, we will tell you.

How quickly will I receive a result?

A check is designed to take 48 hours from receipt of the IM and rent roll; the Second Opinion for lenders takes about one week. The Acquisition Review takes from a few working days to two weeks after receipt of the documents. The delivery date is agreed at the outset. Documents supplied later are incorporated promptly.

Which documents do you need?

To begin with, the IM, the rent roll and any documents already available are helpful. For the detailed review, leases with addenda, service charge statements, ledger entries and capex planning are added. After the initial consultation you receive a list of the documents required for your project. If something is missing, we start anyway and mark the gaps.

How are my documents handled?

Each client receives their own login. Files are kept in EU-based storage. Text recognition for scanned documents runs locally. Documents are used solely for the relevant mandate; results are reviewed by property professionals. We use AI services to read and structure the documents. We tell you which services these are before the mandate begins; on request, we agree confidentiality in writing.

How are your fees structured?

Checks at a fixed fee, reviews at a project fee, support on a monthly or per-phase basis. The fee for a check is credited if you commission the review of the same property within three months. Scope and fees are confirmed in writing before the mandate begins.

Do you also advise vendors?

Yes. We review from the buyer's view, prepare the data room, look for income potential and support you with queries from the buyer's side. We do not advise the buyer and the vendor of the same property at the same time.

Which services are provided by other specialists?

Market valuations are prepared by valuers. Legal and tax matters are handled by your lawyers and tax advisers; we provide review points and checklists for them. Technical inspections are carried out by the TDD surveyors. We do not offer brokerage or investment advice.

Who makes the decision?

You do. We provide the professionally reviewed basis, set out evidence and assumptions and explain the effects in euros. You decide on purchase, sale, financing and further measures together with your advisers.
