Service Charges
Review and preparation of service charge statements in line with the leases, for residential and commercial properties.

Review and preparation of service charge statements
For service charges, the lease, the apportionment key and deadlines determine which costs are recovered from tenants and which remain with the owner. We prepare service charge statements for residential and commercial properties and review existing statements, for example to check the property manager or prior to an acquisition.
We review recoverability under the lease and the German Operating Costs Ordinance (BetrKV), apportionment keys and floor areas, advance payments, receipts and deadlines. Non-recoverable costs are shown separately and corrections are explained.
Typical tasks
- Service charge statements for residential and commercial properties
- Review of statements by property managers and service providers
- Recoverability under the lease and BetrKV
- Apportionment keys, floor areas, advance payments
- Deadlines, inspection of receipts, tenant objections
- Service charge review prior to an acquisition
Outcome Statements that comply with the leases and are supported by receipts, and a clear breakdown of the costs that remain with the owner.
For acquisitions, the service charge review is also part of a QUAESTRA review. About QUAESTRA
